Boiler Servicing

How often should a boiler be serviced?

Annual boiler service in Rowley Regis, Gas Safe engineer using a flue gas analyser

An annual service is the cheapest way to keep a boiler running safely, and it also keeps the manufacturer warranty valid.

The short answer

Every 12 months, carried out by a Gas Safe registered engineer. Almost every manufacturer makes an annual service a condition of the warranty, and gaps in the service history can invalidate a claim years down the line.

What a proper service covers

A thorough service should include:

  • A visual check of the appliance, flue and ventilation.
  • Flue gas analysis and a combustion check.
  • Checking gas pressure and flow rate.
  • Cleaning key components and the condensate trap.
  • Testing the safety devices and controls.
  • A written record of the readings and any advisory notes.

If you're a landlord

If you let out a property, an annual Gas Safety Record (CP12) is a legal requirement covering every gas appliance, and the tenant must be given a copy. We carry these out across the West Midlands and can put you on an annual reminder so it never gets missed.
